It’s May and temperatures are getting really hot again over here

There are always a lot of chores I have to do each month to respond to climate changes and weather effects as various threats present themselves to my yard or my house.

  • It’s important to make sure you have a little debris lying on the ground ahead of a tropical storm or hurricane because it will go airborne and threaten your home, your neighbors’ homes, or anyone outside during the event.

I also have to get on the roof to sweep off the leaves before it starts getting icy and snowy up there in December. That spells disaster, because then you’ve got rotten foliage underneath the ice when it begins to thaw in spring. This can also affect roof leakage, so it’s smart to make sure it’s clean before the first hard freeze and accompanying precipitation. The job is made much easier with a leaf blower, I just have to be careful keeping my balance on the roof while holding the thing and aiming it in such a way that the leaves only blow off one side of the house. It didn’t make a neat pile, but it was quicker than raking in a circle around the entire foundation. Luckily I don’t have to worry about this right now because it’s May and I’ve already cleared off the roof once since the spring thaw. Instead of roof debris, I’m focused on making sure the air conditioner is working properly as I get it serviced and maintained by my heating and cooling supplier. I’ll be using it regularly until early September, so it’s important to get it serviced no later than May.

Doing the rental maintenance without me

I own multiple rental properties and I am constantly chatting with a real estate broker to find more sites.

I want to have over 20 doors that I am renting out.

For a while it was really hard. I was doing all the work myself. I had over multiple sods that I was mowing with my brother once a week. I also was doing Heating, Ventilation as well as A/C, plumbing and handyman work constantly in my units. It took some time, but I have found workers in the field. I finally have a turf repair that does all my rentals. When I get a modern house rental, I just add their turf to my bill. I have a Heating, Ventilation as well as A/C contractor that handles anything heating plus cooling my renters bring up. I found myself a really nice plumber that has handled toilet repairs, shower drainage plus septic tank issues for me, but lastly I have a handyman that deals with things that aren’t as skilled. Occasionally I need a floor fixed, stairs painted or just a modern window put in. That guy is reasonably priced plus comes wherever I call. Now that I have all my professionals, it isn’t as rough. I am still thinking of relying on a property manager though. I don’t enjoy taking calls all day long. I don’t want to look at each repair to see if it warrants my Heating, Ventilation as well as A/C guy or not. The property manager could save me quite a bit of time. I already have all the professionals I would want the manager to hire anyway. It should be quite straight-forward bringing 1 more employee to the team.

Carpet cleaning because I live where it is sandy

I live down south in the country.

My lawn isn’t really a lawn.

I have little tufts of grass that sticks out of white sand. I feel like I live on a beach but just not by the water. The sand is something that I constantly fight. I have two doorways, one to the living room and one to the kitchen. In the kitchen it isn’t a big deal. I have tile floors that I just vacuum, sweep and mop when I need to get rid of the sand. The living room is all rug. The carpets extend down the hallway and into the bedrooms. I like to walk around outside barefoot. I have a cat that sheds a lot of hair and rolls in the sand. My kids are constantly playing in the yard as well. As a family we bring a lot of sand, dirt and hair into the house. I vacuum but it only does so much. After a while my carpets feel brittle and like they had a beach day. I used to rent one of those carpet cleaners but they were terrible. It left the rugs soggy and smelly for hours. I couldn’t have anyone go in the house during the drying period. I found a residential cleaning company that does carpet cleaning near me. They have professional level rug cleaning tools. They don’t leave my rugs super wet and stinky. They get all the gross dirt, hair and grime out of the rugs by how they clean as well. I basically need to take the kids to the grocery store and then by the time I come back, the rugs are all done. The house feels brand new after a rug cleaning.

Setting up a home gym

I live too far from the nearest gym to keep up with a membership. I simply don’t have the time to include a twenty-five minute commute into my daily workout plan. Because of this, I’ve assembled a home gym. I started out with the most basic exercise equipment. I bought a yoga mat, a set of free weights, a resistance band and a jump rope. Despite the limited inventory of equipment, I managed to get decent workouts. There are all sorts of exercises that don’t require any extra gear. I could go for a run or go through ab crunches, pushups, lunges or squats. I could do mountain climbers, burpees, squat thrusts or jumping jacks. I eventually added an incline bench and a mini trampoline. I was very excited to have something new to work with. The incline bench makes my ab crunches a lot more strenuous and beneficial. I’ve been able to include more variation in the type of exercises I do. The mini trampoline is a lot of fun. There is less impact on my knees, ankles and feet and a lot of opportunity for different styles of movement. I am now saving for a larger piece of machinery. I have been researching treadmills, ellipticals and stationary bikes. They are expensive and take up quite a bit of space, so I want to choose wisely. I want to make sure I get the most benefits out of the investment and am totally happy with the machine. After considering all of the pros and cons of each one, I am probably going to purchase a stationary bike. I like that I could burn a lot of calories and take advantage of high intensity cardio without stress on my joints.
